There are five types of agreements available when starting a pub business with us​.


Retail Partnership Tenancy​

  • Shorter agreements for a fixed term of 5 years which are contracted out of the Landlord and Tenant Act 1954
  • Ei Publican Partnerships is responsible for all repairs to the exterior structure and services
  • Rent is subject to annual indexation by reference to the Retail Price Index
  • Option to be free of tie on wines, spirits, minerals, packaged lager and packaged cider via tie release fees

Partnership Tenancy Plus​​

  • Shorter agreements for a fixed term of 5 years which are contracted out of the Landlord and Tenant Act 1954
  • Ei Publican Partnerships are responsible for all repairs and decorations and will contribute up to £1,000 annual maintenance fund
  • Ei Publican Partnerships are willing to co-invest with you on a £1 for £1 ‘matched’ basis, in the amount of between £2K to £10K on retail focussed investment twice during your agreement​
  • Rent is subject to annual indexation by reference to the Retail Price Index but is capped at 2%
  • Free of tie on wines and spirits and have the option to be free of tie on minerals, packaged lager and packaged cider via tie release fee​​s

Beacon Retail Partnership Tenancy

  • Competitive local retail prices and guaranteed gross profit margins
  • Ei Publican Partnerships will redecorate and refurbish the property
  • You will receive ongoing marketing and retail standards assistance
  • Greater levels of support for you and your business
  • You will operate on an initial Tenancy At Will agreement for up to 12 weeks. You can then change to a fixed term tenancy of 5 years.

Commercial Lease (Free of Tie)

  • Option at selected sites to negotiate a lease that's free of tie for 10 or 20 years
  • Fully protected under Landlord and Tenant Act 1954, with the right to renew
  • You have full responsibility for repairs
  • Rent is subject to annual indexation to RPI

Lease Assignment

  • Assignment of an existing agreement from a current Ei Publican Partnerships​ publican
  • All the benefits and obligations of the agreement are transferred
  • Direct transaction between you and the current publican
